Claims Without the Confusion

The roofer finds the damage, photographs it and prices the fix, and may discuss repairs with your insurer. The claim stays between you and your insurer, with a licensed public adjuster in the mix only when you hire one yourself.

When a contract will be paid from property insurance, you have until midnight of the earlier date to cancel: five business days after the insurer's written word that some or all of the claim is denied, or thirty business days after it receives a properly completed proof of loss.

Cancel in writing; mailed notice counts once sent. The contract must show this right in bold with a detachable cancellation form. Expect any money back within 10 days; emergency storm work you signed off on in writing is the exception.

Should I call my insurer or a roofer first?

Either order works, and the choice is yours. Many owners like a roofer's inspection first, to learn whether there is damage worth a claim at all. If water is coming in, get a tarp up right away, and keep notes and photos for your insurer.

Does hail always mean a new roof?

No. Small hail often leaves shingles alone and undamaged, and damage may be limited to a slope or two. Whether replacement makes sense depends on what the inspection and adjuster find, the roof's age and the terms of your own policy.

Can the roofer meet the adjuster?

Yes. Illinois lets a contractor give estimates and discuss repairs with your insurer, and having both on the roof helps everyone see the same damage. Negotiating your claim or acting as your adjuster is different, and the law rules it out.

Will an impact-resistant roof lower my premium?

It depends on the company. Discounts for impact-resistant roofing vary from one carrier to the next in Illinois, and no state law requires one. Ask your insurer what, if anything, it offers for a specific product before choosing materials, then tell your roofer.
