Here is the math: living space divided by stories gives the footprint. Pitch then adds 12% for a walkable roof or 30% for a steep one, and overhangs add another 10%. The result is an estimate of the roof's surface, which is what roofers actually price.
That area is multiplied by a per-square-foot range taken from the cost rows on our cost guide. For architectural shingles, the low end is the "Asphalt shingles, Illinois average" row (This Old House, 2026) and the high end comes from the "Asphalt shingles, Rockford" row (HomeBlue, 2024, so a little dated). For metal, the range is the "Steel metal roofing, Chicago area" row (Angi, no date given).
The range doesn't know about extra layers, soft decking, chimneys or skylights. Rockford allows no more than two layers of most roofing, so a house that already has two needs a full tear-off, which can push the price toward the top or past it.
